Overview
The Yardi Make Ready Integration enables you to mark units as Rent Ready directly from HappyCo’s Project Board. When used, it automatically syncs the Date Ready and Date Available fields in Yardi, and reflects those updates in HappyCo. This eliminates manual updates and ensures both systems stay aligned during the make ready process.
Prerequisites
Yardi recently added this functionality to their API, and because of this only customers using Yardi's newer versions are supported. Here are the three pre-requisites to use this feature:
- Customers must be on Yardi Service Requests Version 22.x or higher
- The setup steps must be completed in the How to Set it Up section below
- The HappyCo feature flag for this must be enabled by a HappyCo team member
How it Works
Once enabled:
- A Mark as Rent Ready button will appear on each Make Ready task in HappyCo
- When clicked, it sets the Rent Ready flag on the Unit in Yardi
- The Rent Ready flag triggers your existing workflows in Yardi, including
- Setting the Date Ready and Date Available to today's date.
- Note: HappyCo does not set these dates directly, Yardi does so automatically based on your existing configuration in Yardi
- Setting the Unit Status to your Ready status
- Note: HappyCo does not set this status directly, Yardi does so automatically based on your existing configuration in Yardi
- Setting the Date Ready and Date Available to today's date.
- The Yardi Rent Ready Date will be visible and sortable on the HappyCo Project Board
- The Target Availability Date in HappyCo will be replaced with Yardi’s Rent Ready Date
- Note: When this integration is enabled, the Target Availability Date in HappyCo becomes read-only and is updated via Yardi.
Once the integration is set up, simply open a unit’s Make Ready in HappyCo and click Mark as Rent Ready. That’s it—your changes will automatically sync to Yardi and reflect in both systems.
You can also sort your HappyCo Project Board by the Yardi Rent Ready Date, helping you prioritize and track readiness timelines more efficiently.
How to Set it Up
To enable the Yardi Make Ready Integration, you or your internal Yardi administrator must complete the following setup steps in Yardi.
Step 1: Install the 'Yuhu Leasing Applications' package
HappyCo uses our subsidiary's Yardi Interface package, Yuhu Leasing Applications (yuhu4) to access the API endpoints required for this feature. You'll add it to your properties the same way you added the HappyCo Service Requests (happyco9) package.
- If you can't locate the package, contact your Yardi Representative or the Yardi Interfaces team to request access.
Note: Yuhu is a subsidiary of HappyCo; you do not need to use our Yuhu product to add this package in Yardi.
Step 2: Configure the ILS Guest Card Interface for Yuhu Leasing Applications
Navigate to Interfaces, select ILS & Guest Card as the type, and search for yuhu4 - Yuhu Leasing Applications. Adjust the following settings on that screen:
- Schema Versions (ILS export only): v4.0
- Allows HappyCo to set the Unit as Rent Ready
Step 3: Configure the Service Request Interface for HappyCo Service Request
Similar to previous step, navigate to Interfaces and this time select Service Request as the type, and search for happyco9 - HappyCo Service Request. Adjust the following settings on that screen:
Import Options
- Bypass open make ready details and open work orders for MakeUnitRentReady method: On
- Allows HappyCo to set the Unit as Rent Ready
Step 4: Bulk Property Configuration
Bulk configure all properties for both HapyCo Service Request and Yuhu Leasing Applications.
- In Yardi's sidebar, go to Interfaces (switch to Basic iData if Interfaces isn't visible) > Configuration > Bulk Property Configuration.
- Enter your property list, select the Service Requests Interface, and select the HappyCo Service Request agency.
- Repeat this step, this time selecting the ILS Guest Card Interface and select the Yuhu Leasing Applications agency
Step 5: Update the HappyCo Vendor User Security Group Permissions
In the security group that your HappyCo vendor user belongs to, confirm the following access is granted, and update the ones that are not:
- Read/Write access to all permissions associated with Interfaces: Web Service - Common Data
- Read/Write access to all permissions associated with Interfaces: Web Service - Resident Data
- Read/Write access to all permissions associated with Interfaces: Web Service - Service Request
- Read/Write access to all permissions associated with Interfaces: Web Service - ILS & Guest Card
- Read/Write access to all permissions associated with Interfaces: Web Service - Billing & Payments
- Read access to the Property-Interface_Configuration permission
This follows the same process used to grant permissions for the Service Request interface during initial integration setup.
Step 6: Enable the Feature in HappyCo
Contact your CXM or support@happy.co to request that Make Ready Sync for Yardi is enabled for your business.
