Inspections and Tasks both available in Happy Property: Maintenance
We are thrilled to announce the release of the Happy Property: Maintenance app (HPMA) in 2023. This article will provide you with all the necessary information regarding the rollout of this new app which consolidates and simplifies workflows for onsite property teams.
Migration from Inspections and Tasks to Happy Property: Maintenance
The new Happy Property: Maintenance app will replace the existing Tasks and Inspections iOS and Android apps.
In late 2023, Happy Property: Maintenance will replace the existing apps and all customers will be required to migrate users from Inspections and Tasks to the new app. Please see more information regarding the migration below.
App Availability
Tasks in Happy Property: Maintenance
Tasks (Work Orders) in Happy Property: Maintenance is available to all customers now. Customers with access to Tasks can login to HPMA and access their tasks now. This means that customers will be able to use this new app as a replacement for the current Tasks app that's part of the Happy Property suite right now!
Inspections in Happy Property: Maintenance
Inspections will be released in Happy Property: Maintenance in a staggered approach, meaning Inspections will be available in the app for different customers at different times. Customers will be contacted directly via email and in-app notifications to indicate when Inspections will be available in the new app for their account.
Once Inspections is available, customers with the Happy Property: Maintenance app will be required to update their app to the latest version on the App Store or Google Play Store. After updating to the latest version, Inspections will become visible and available for use in the Happy Property: Maintenance app.
If you are unable to see the buttons for the separate Inspections, Tasks, and Due Diligence apps within the Happy Maintenance app, please follow these steps:
1. Uninstall and Reinstall the App: Start by uninstalling the Happy Maintenance app and then reinstalling it to ensure you are using the latest compatible version.
Important: If you have not synced your inspections, we advise against uninstalling the app, as this may result in the loss of your data. Please ensure that your inspections are fully synced before proceeding with the uninstallation.
2. Verify Access Levels: If the issue persists, please contact your company’s Account Admin to confirm that your access levels and permissions are correctly configured. They may need to review and adjust your settings as necessary.
New features in Happy Property: Maintenance
Happy Property: Maintenance will include new features to benefit onsite property teams with even more to come soon after the release!
New features and improvements in the new app include but are not limited to:
NEW: Inspections and Tasks (Work Orders) in one app
Inspections and Tasks (Work Orders) are together in Happy Property: Maintenance. No more switching between multiple apps to complete maintenance workflows.
Improved: Navigation
Navigation in the Happy Property app is more intuitive and will allow onsite teams to find relevant work more quickly and easily.
Improved: Filter
The filter in Happy Property has been improved. The new filter is more intuitive and will allow you to more easily find tasks (and inspections) by filtering by specific assignees, inspection status, or template.
To filter inspections or tasks, tap on the filter button next to the search bar at the top of the list. Select the filters that are relevant to you and close the filter to see your results.
NEW: Spanish Translation
You can now change your app language to Spanish! In settings, you can choose Spanish or English as your app language. This means if your team speaks Spanish as their first language, they can engage with HappyCo more easily.
If you are entering notes on an item within an inspection, you will be able to type in Spanish and the text will automatically translate to English, so that users who speak Spanish will have confidence typing notes in their native language, leading to higher quality data capture on units on your property.
NEW: Camera and Photo Management
The camera in Happy Property has been updated to allow users to zoom and take full frame photos, allowing users to take better pictures of the condition of units during inspections of work orders.
Photo management in the app has also been improved, allowing users to take an unlimited number of photos and renouncing the previous 16 photo limit. Users now have the ability to multi-select from the device gallery, move, and delete photos.
NEW: Assign Inspections
Users can assign other users to inspections in the new Happy Property: Maintenance app, allowing more flexibility in daily onsite planning.
On an inspection detail view, you can select an assignee from a list of all users with access the selected property.
NEW: Set Dates
The new Happy Property app enables users to set inspection scheduled and due dates, further enhancing teams' ability to complete planning onsite.

NEW: Time Tracking on Tasks
Supporting onsite resource management, users can easily clock in and out when actively working on a task, and property managers can track that activity through reporting.
Support for the existing Inspections and Tasks apps
The existing Inspections and Tasks app will be supported for a period following the release of the new Happy Property: Maintenance app.
No new development or bug fixes will be prioritized in the existing Inspections and Tasks apps following the release of the new Happy Property: Maintenance app.
This means that if you are having issues with the existing apps after the launch date of Happy Property: Maintenance for your team, you will be encouraged to use the new Happy Property: Maintenance app instead.
If your team experiences any unexpected behaviors within the new Happy Property: Maintenance app, your team will be able to use the existing apps for a limited time. However, we ask that you report any issues to support so that we may resolve the issues in the new app in a timely manner.
Removal of Inspections and Tasks apps from app stores
The existing Tasks and Inspections apps will be removed from the iOS App Store and Google Play Store after the Happy Property: Maintenance app is released to all customers. The dates for this are yet to be determined. HappyCo will communicate notice to affected customers about when the dates are determined.
Deprecation of Inspections and Tasks apps
The existing Tasks and Inspections apps are planned to become deprecated in 2024. This means that all users will be required to use Happy Property: Maintenance for Inspections and Tasks to continue using HappyCo. The dates for this are yet to be determined. It is expected that the Tasks app will be depreciated first. HappyCo will communicate notice to affected customers about when the dates are determined.
