Certain property data is best reviewed directly from the Property Dashboard in Manage. While PDF reports capture most summary information, some detailed inspection and item-level data is easier to access through the dashboard exports.
This article explains how to download data tables and what to expect when working with Property Dashboard exports.
🔍 Accessing the Property Dashboard
- Log in to Manage at https://manage.happyco.com/.
- Navigate to your desired property folder.
- Click on the Property Dashboard tab.
You’ll see several data tables and visual summaries related to your inspections.
📥 Downloading a Full Property Export
If you’d like a comprehensive data export for the entire property:
- From the Property Dashboard page, click the Actions menu in the upper-right corner.
- Select Export Property Data.
This will generate a CSV file containing a wide range of inspection and unit data, such as:
- Unit numbers, building identifiers, and inspection status
- Item-level condition ratings
- Notes and comments
- Cost estimates (if applicable)
- Associated photo data and repair/replacement designations

You can also download specific tables directly from the dashboard.
- Hover your mouse over any table (e.g., Unit Inspection Overview, Top 20 Repair Items, etc.).
- Click the hamburger menu that appears on the right-hand side of the table.

Select Download Data.

Each table provides targeted insights into a specific area of your inspection data — for example, the Unit Walk Inspection Matrix is often used to quickly confirm inspection coverage and identify skipped units.

Data may take up to 1–2 hours to refresh after new inspection activity.

To view the most recent data, refresh your browser periodically.

All table exports download as
.csvfiles, which can be opened in Excel, Google Sheets, or any other spreadsheet software.

If you’re looking for inspection data that doesn’t appear in your PDF reports, the Property Dashboard exports are often the best place to find it. These files are especially useful for tracking inspection progress, reviewing detailed item data, or confirming that all photos and notes have synced properly.
