How It Works
Properties, Units & Residents
HappyCo imports all properties and units from RealPage, along with all residents (excluding minors). Unit data — including building, floorplan, unit type, bedrooms, bathrooms, square footage, market rent, and address — stays current with changes syncing from RealPage every 24 hours. Resident records sync on the same cadence, keeping lease dates, move-in and move-out dates, and notice dates up to date in HappyCo.
Make Ready Projects
When a resident in RealPage is scheduled to move out, HappyCo automatically creates a Make Ready project. The project starts on the move-out date, with tasks and inspections due relative to that date. If the move-out date changes in RealPage, the project shifts accordingly — including due dates on any incomplete items — within 30 minutes. The project is marked complete when all tasks and inspections are finished.
Inspection Scheduling
HappyCo can automatically schedule inspections based on three events in RealPage: a resident moving in, a resident's scheduled move-out date (Notice For), or the date a notice to vacate is given (Notice On). One inspection can be created per event type, for up to three total automated inspections. HappyCo checks for new triggers every 24 hours.

Inspection Report Sync
When an inspection is completed, HappyCo syncs the report back to RealPage as a link to the PDF in the resident's Activity Record. Syncing behavior varies depending on whether the inspection was triggered by the integration, created as part of a Make Ready project, or created manually.

Work Order Sync
HappyCo and RealPage stay in sync bidirectionally for work orders. When a work order is created in RealPage, it appears in HappyCo within 15 minutes. Work orders created in HappyCo sync to RealPage near-instantaneously. Initial setup imports work orders from the last 90 days.
