This article covers the detailed behaviors and configuration notes for inspection scheduling between HappyCo and RealPage. For a high-level overview, see the RealPage Integration Overview →.


Trigger Types

HappyCo supports three inspection trigger types for RealPage:

Trigger What it means
Move-In Fires when a resident moves in
Notice For Fires on the resident's scheduled move-out date
Notice On Fires when a resident is given a notice to vacate

One inspection can be created per trigger type, for up to three total automated inspections per unit turn.

Note: For move-out scenarios requiring multiple inspections — such as a pre-move-out and a final move-out inspection — use Make Ready projects rather than standalone inspection triggers.


Scheduled Move-In Date Trigger

In addition to the three standard trigger types above, HappyCo also supports a Scheduled Move-In Date trigger. This uses the scheduled move-in date from RealPage to create a move-in inspection on that date (or with a configurable offset). This is configured separately during setup.


Sync Cadence

HappyCo checks for new inspection triggers in RealPage every 24 hours.


Floorplan-Based Inspection Sections

If your inspection templates include bedroom or bathroom sections, HappyCo can automatically insert the correct number of sections based on the unit's floorplan. To enable this, open the section in the template editor, check Multiple section based on number of rooms, and select the room type (Bedroom or Bathroom).
