Overview
The Property Picker is the starting point for navigating HappyCo. It allows you to find and select one or more properties before accessing platform features. By selecting up to 10 properties at once, you activate Multi-Property Views, which aggregates and displays all related work orders, inspections, and projects to provide a comprehensive overview of multiple sites at a glance.
Key Concepts
- Table View vs. Tile View: The Table view is optimized for speed, filtering, and bulk selection across large portfolios. The Tile view displays an image for each property and is best suited for visual browsing of smaller portfolios. Both views support property selection.
- Selection Persistence: Your property selections are maintained across the picker even as you page through results, sort columns, apply filters, or switch between Table and Tile views. A selection summary at the bottom of the table always reflects your current selection.
- Property Contacts: Contacts assigned to specific properties (such as Regional Managers or VPs) can be filtered directly in the picker.
- Supported Multi-Property Areas: * Manage Web App: Inspections (including schedules and reports) and Tasks.
- Maintenance Mobile App: My Work, Work Orders, Projects, and Inspections.
- Bulk Assignment (Manage Web App): The multi-property view works seamlessly with the bulk assignment feature, allowing you to simultaneously assign multiple work orders to your maintenance team across different properties.
- Device-Specific Groups (Mobile App): When you create a saved group of properties in the Maintenance mobile app, that group is only applied and saved to the specific device it was created on.
Requirements
- Selection Limit: You can select a maximum of 10 properties at a time to use the Multi-Property View feature.
- Web App Availability: The multi-property selection feature is rolling out gradually to the Manage web app. You will only see these options if the functionality is currently available on your account.
- Contact Filtering: To filter by Property Contacts, they must first be managed and set up in Happy Property > Settings > Properties.
Steps
Customizing the Table View (Manage Web App)
The Table view displays 20 properties per page and defaults to showing Property Name, Zip Code, Property Score, Property Type, Region, City, and State.
- Switch Views: Click the toggle at the top of the picker to switch between Table view and Tile view.
- Add or remove columns: Click the Display menu and toggle columns (including contact types) on or off. The system will indicate when you are viewing a modified layout.
- Sort columns: Click any column header to sort. Click again to toggle between ascending and descending order. You can sort by multiple columns.
- Autosize columns: Right-click a column header and select Autosize this column. To resize all columns at once, right-click any header and select Autosize all columns.
- Enable Compact view: Open the Display menu and select Compact to reduce row height and see more properties at once.
Searching and Filtering Properties (Manage Web App)
- Quick Search: Type in the Search Properties bar at the top of the picker to immediately find properties by name, region, state, or type.
- Advanced Filtering: Click the Filter button (funnel icon) to open the filter panel. Click the > arrow next to Name, Location (Region, State, City), Type, or Contact to open sub-panels. Check the boxes for the specific filters you want to apply. All filters are applied server-side and update automatically.
- Tip for Contacts: Use the search field to find a specific name, or browse by role type (e.g., Property Manager). Click the > arrow next to a role to view and select individual contacts.
- Remove Filters: Active filters appear as breadcrumbs above the table. Click the × on an individual breadcrumb to remove it, or click Clear to remove all active filters at once.
Selecting Properties for Multi-Property View (Manage Web App)
- Log in and open the property selector.
- Choose the option to select multiple properties or regions. (You can still opt to select a single property).
- Select up to 10 properties using the checkboxes on individual rows.
- Tip: To select all filtered results, click the checkbox in the main column header to select all properties currently visible in your filtered result set. Use the Region and State filters together to quickly select properties in a specific geographic area.
- The multi-property view panel will pop up.
- Apply your selection to view the aggregated data.
Selecting Properties for Multi-Property View (Maintenance Mobile App)
- Open the property selector.
- Press Select Multiple.
- Choose up to 10 properties.
- Choose how you want to proceed with your selection:
- Show Selected: Exits the menu with your property selection applied.
- Group Selected: Allows you to save the selected properties and give the group a name for future use.
Managing Property Groups (Maintenance Mobile App)
- To view properties in a group: While in single-select mode, open the property selector and press and hold on a property group.
- To remove a group: Select the group and press Ungroup. This will remove the saved group from your list, but the individual properties from that group will remain in your list.
FAQs
What is the difference between Table view and Tile view?
The Table view is optimized for speed, filtering, and bulk selection across large portfolios. The Tile view shows a visual image tile for each property and is better suited for browsing smaller portfolios. Both views allow you to select properties and can be toggled at any time.
Will my column settings be saved for next time?
Not currently. Column customization in the web app applies to your current session only and will reset the next time you open the picker. Saving column preferences is planned for a future update.
Can I save a property selection set to reuse later?
This depends on the app you are using:
- Maintenance Mobile App: Yes. You can use the "Group Selected" option to save and name a group of properties for future use. Note that these groups are device-specific.
- Manage Web App: Not yet. Saved selection sets are on the roadmap for a future release.
When will the Multi-Property View feature be available?
Multi-Property Views is available now in the Maintenance mobile app. It is currently being rolled out gradually on the Manage web app and will be available to all customers soon.
