Lease concessions come in many shapes — and until recently, the Concession Burndown report could only account for two patterns: recurring concessions that apply every month of the lease, and one-time concessions given at signing. Partial Concessions closes the gap for anything in between, letting you capture concessions that apply only for a specific window of months in a lease.

The Three Concession Patterns
Every lease concession generally fits one of three patterns:
- Recurring — applies every month for the full lease term (e.g., a $200/month employee discount)
- One-Time — a single lump-sum concession, usually given at signing
- Partial — applies only during a specific window of months during the lease (e.g., a $500 rent reduction for months 1–3)
Partial Concessions is a repeating template section built to capture that middle case — a concession with a defined start and end month, rather than one that runs the whole lease or hits just once.
Auditors can add as many Partial Concession entries as a lease needs, each with its own:
- Category
- Amount
- Start Date
- End Date
The Concession Burndown report will reflect each entry only in the months it actually applies.
Also useful: a single lump-sum one-time concession can now be entered as a Partial Concession with the Start Date and End Date set to the same month. This represents it more precisely in reporting than the old One-Time category did.
Why Partial Concessions Was Added
Before Partial Concessions existed, the Concession Burndown report only recognized two concession types: Recurring (counted every month of the lease) and One-Time (a single occurrence). Many real-world concessions don't fit neatly into either — like a discount that applies for three months and then stops. Those in-between concessions either got miscounted or left out of the report entirely.
Partial Concessions closes that gap. Once a concession is entered with a Start Date and End Date, the Concession Burndown report includes it only in the months between those dates — no longer, no shorter.
Important Things to Know
- Partial Concessions do not affect Net Rent. Only true full-term Recurring concessions are subtracted from Net Rent, consistent with how One-Time concessions have always been treated.
- The Concession Burndown report is forward-looking. A Partial Concession that has already fully expired won't appear on the chart, though it can still be entered for your own record-keeping.
- If your template doesn't include Partial Concessions, nothing changes for you — your Concession Burndown report keeps working exactly as it always has.
How to Get Partial Concessions Added to Your Template
Partial Concessions is a template-level configuration, so it's something our Due Diligence team sets up on your account rather than something you configure yourself.
To request it:
- Reach out to Due Diligence support and let us know you'd like Partial Concessions added to your Lease File Audit template.
- We'll add the section to your template and match the concession categories to the ones you already use, so everything stays consistent.
- Once it's live, you can start entering Partial Concessions on new or existing leases right away.
Frequently Asked Questions
Will this change anything for us if we don't use the new section?
No. Partial Concessions is opt-in. If your template doesn't include it, your Concession Burndown report behaves exactly as it did before.
What's the difference between Recurring, One-Time, and Partial?
- Recurring applies every month of the lease term.
- One-Time applies once, typically at signing. (We now recommend capturing these as Partial Concessions with the Start Date and End Date set to the same month, for more accurate reporting.)
- Partial applies for a specific window of months during the lease.
Do Partial Concessions affect Net Rent?
No. Only Recurring concessions are subtracted from Net Rent, the same as before. Partial Concessions appear in the Concession Burndown report but not in Net Rent.
Can a lease have more than one Partial Concession?
Yes — add as many as the lease needs, and each will show up correctly in the months it applies.
Where do expired concessions go?
The Concession Burndown report is forward-looking, so fully expired concessions won't appear on the chart. You can still enter them for your own records if you'd like to keep a history.
Can the concession categories be customized?
Yes — categories are configurable per template. Let your Due Diligence team know if you'd like them adjusted to match how your team categorizes concessions.
