Overview

The Property Picker is the starting point for navigating HappyCo. It lets you find and select one or more properties before accessing inspections, work orders, and other platform features.

The property picker now offers two views:

  • Table view (default) — a high-performance, data-rich grid for finding and selecting properties
  • Tile view — the original image tile layout, still available via toggle

Property Contacts

Property contacts — such as Regional Managers or VPs assigned to specific properties — can now be managed in Happy Property > Settings > Properties

Once contacts are set up, you can filter by Property Contact directly in the Property Picker. Learn more here

 

Switching Between Table and Tile Views

A toggle at the top of the picker allows you to switch between the table view and the legacy tile view at any time. Your selection is preserved when you switch views.

Understanding the Table

Columns

The table displays properties with the following available columns by default:

  • Property Name
  • Zip Code
  • Property Score
  • Property Type
  • Region
  • City
  • State

Not all columns are shown by default. Use the Display menu to choose which columns are visible, including contact types.

Pagination

Results are displayed 20 properties per page. Use the pagination controls at the bottom of the table to move between pages. The total number of properties matching your current filters is shown above the table.

 

Customizing the Table

Adding and Removing Columns

  1. Click the Display menu at the top of the table.
  2. Toggle columns on or off to show or hide them.
  3. If you've changed the default column layout, the system will indicate this so you know you're viewing a modified configuration.

Sorting

Click any column header to sort the table by that column. Click again to toggle between ascending and descending order. You can sort by multiple columns.

Autosizing Columns

Right-click a column header and select Autosize this column to fit the column width to its content. To autosize all columns at once, right-click any column header and select Autosize all columns.

Compact View

Open the Display menu and select Compact to reduce row height, useful on smaller screens or when you want to see more properties at once.

 

Searching and Filtering Properties

Search Bar

A Search Properties bar sits at the top of the picker. Use this to quickly find properties by name, region, state, type, etc. — results update as you type.

Filter Panel

For more targeted filtering, click the Filter button (funnel icon, top-left of the table) to open the filter panel. From here you can filter on a combination of:

  • Property Name
  • Location
    • Region
    • State
    • City
  • Type
  • Contact

Click the > arrow next to any filter to open its flyout sub-panel. All filters are applied server-side and results update automatically.

Using the Name Filter

The Name filter flyout shows a "Type to filter…" search field and a checkbox list of your properties. Check Select All to include all properties matching the current search, or tick individual properties.

Using the Location and Type Filters

The Location filter expands into three sub-filters: Region, City, and State. Select or search one or more values from the checkbox list in each flyout. You can combine these — for example, filtering by State and then by City within that state.

For Type, select one or more property types from the checkbox list in the flyout. 

Using the Contact Filter

The Contact filter uses a two-level nested tree:

  1. Click Contact in the filter panel to open the flyout.
  2. Use the "Type to filter…" search field to find a contact by name, or browse by role type (e.g. Accounting Manager, Asset Manager, Facilities Manager, Property Manager).
  3. Click the > arrow next to a role type to expand it and see the individual contacts assigned to that role.
  4. Select one or more contacts. The table will update to show only properties assigned to those contacts.

Contact roles and their members are configured in Happy Property > Settings > Properties.

Removing Filters

  • Applied filters appear as breadcrumbs above the table.
  • Click the × on an individual breadcrumb to remove that filter.
  • Click Clear (top-right of the table) to remove all active filters at once.

 

Selecting Properties

Selecting a Single Property

Click the checkbox next to the property(ies) you want to select. 

Selecting Multiple Properties

Use the checkbox on each row to select multiple properties. A selection summary at the bottom of the table shows how many properties are currently selected.

Selecting All Properties in the Current Result Set

Click the checkbox in the column header to select all properties visible in the current filtered result set. 

Selection Persistence

Your selection is maintained as you:

  • Page through results
  • Sort columns
  • Apply or remove filters

The selection summary always reflects your current selection.

 

Tips and Common Workflows

Finding properties in a specific region quickly Use the Region and State filters together to narrow to a geographic area. The total count above the table confirms the scope of your selection.

Comparing properties side by side Add columns like Property Type, and ZIP Code to surface key details without opening individual property records.

Returning to the familiar tile view If you prefer the tile-based view, use the toggle at the top of the picker to switch back at any time. The tile view is still fully supported.

 

Frequently Asked Questions

Will my column settings be saved for next time? Not currently — column customisation applies to your current session only. Your preferences will reset when you next open the picker. The ability to save column preferences is planned for a future update.

Can I save a property selection set to reuse later? Not yet. Saved selection sets are on the roadmap for a future release.

What's the difference between the table view and the tile view? The table view is optimised for speed, filtering, and bulk selection across large portfolios. The tile view shows a visual image tile for each property and is better suited for visual browsing of smaller portfolios. Both views allow you to select properties and are always available via toggle.
