Happy Property mobile app (HPMA) HPMA 2.24.0 or later
iOS 15.5+ or Android 11+. An admin at your organization switches it on in Admin Centre → Product Releases.
Smart Inspections lets you complete an inspection in the Happy Property mobile app (HPMA) by talking: tap AI Listen, walk the unit and describe what you see, and the AI fills in the ratings and writes the notes. Photos you take are recognized and attached to the right inspection item automatically, so the only button you press is the shutter.

Before you start
- HPMA 2.24.0 or later (check in the app under Settings)
- iOS 15.5+ or Android 11+
- About 1 GB of free space for the one-time setup
- Smart Inspections switched on by an admin at your organization
- One-time phone setup done on Wi-Fi, before your first inspection
- Smart Inspections works inside Camera mode
Turn on Smart Inspections for your organization (admins, Admin Centre)
Go to Admin Centre
Open Admin Centre. An admin at your organization enables Smart Inspections for everyone.
Tip
Not an admin? Ask an admin at your organization to switch it on.
Open Product Releases
Open Product Releases.
Switch on Smart Inspections
Find Smart Inspections and switch it on.
Tip
Each inspector still needs to set up their own phone. See the one-time phone setup below.
Turn off Smart Inspections
Use the same path. Go to Admin Centre → Product Releases and switch Smart Inspections off. Camera mode keeps working as normal.
Set up each phone before your first Smart Inspection
Each phone needs a one-time setup before voice will work. Do this on Wi-Fi, before your first inspection. What you need to do depends on the phone.

Before you download the speech model
- On Wi-Fi, not mobile data
- Somewhere with a stable connection
- About 1 GB of free space on the phone
Download the speech model in the mobile app (Android and older iPhones)
Open an inspection and switch to Camera mode
In the Happy Property mobile app, open an inspection and tap Camera.
Tap AI Listen
Tap AI Listen in the top right corner.
Start the download
The app tells you the download size. Tap to start.
Leave the progress screen open
Keep the progress screen open until the download finishes.
Tip
The download pauses if you leave the screen. When it finishes, voice is ready and you do not need to restart the app.
If the download stops
Open it again. It carries on from where it stopped. It does not start over.
If your iPhone asks you to turn on dictation (iOS 26 or later)
Tap the link in the app
On iOS 26 or later the app uses Apple dictation. If your language is not installed, tap the link in the app. It takes you to Settings.
Open Dictation settings
Go to General → Keyboard → Dictation.
Turn dictation on and add your language
Turn dictation on and add your language.
Return to the app
Go back to the app and tap AI Listen again.
Run a Smart Inspection in the mobile app
Open an inspection
Open an inspection in the Happy Property mobile app.
Switch to Camera mode
Tap Camera.
Tap AI Listen
Tap AI Listen in the top right corner.
Wait for voice to be ready
The app tells you when voice is ready to listen.
Describe the section in your own words
Walk the section and describe what you see. Cover every item in the section in one go without stopping between items. For instance: "Carpet is worn near the doorway with a couple of stains. Walls are in good condition. Ceiling is fine."
Pause when you finish a thought
Pause for a moment. The app sends what you said and fills in the ratings.
Check the ratings
Check the ratings on the form. Tap a rating to change it.
Move to the next section
Move to the next section.
Move between sections during a Smart Inspection
Voice keeps running either way. The app starts a fresh voice session for each section, so what you say applies to the section you are in now.
- Tap the section buttons at the top of the screen
- Swipe left or right for the next or previous section
Add a note by voice
Notes are the one time it helps to tell the app what you want. Say "take a note", then keep speaking as normal. What you say next is captured as a note rather than read as a rating.
For instance: "Take a note: the doorway trim has been repainted a different color to the rest of the room."
Fix an AI-filled rating
- Say it. For instance: "Actually the wall is fair, not poor." The app updates the rating.
- Tap it. Tap the rating on the form and change it yourself.
