How It Works
Properties, Units & Residents
HappyCo imports all properties and units from MRI, along with the primary resident for each active lease. Unit and resident data stays current with changes syncing from MRI every 24 hours.
Make Ready Projects
When a resident in MRI is scheduled to move out, HappyCo automatically creates a Make Ready project. The project starts on the move-out date, with tasks and inspections due relative to that date. If the move-out date changes in MRI, the project shifts accordingly — including due dates on any incomplete items — within 30 minutes. When all tasks and inspections are complete, the project is marked done and the unit is recorded as Made Ready in MRI, along with the completion date.
Inspection Scheduling
HappyCo creates inspections based on events in MRI. MRI inspection sync works differently from other PMS integrations — inspections must exist in MRI first, and updates made in HappyCo push back to MRI. HappyCo checks for new triggers every 24 hours.

Inspection Report Sync
When an inspection is completed, HappyCo syncs the report back to the corresponding inspection record in MRI as a link to the PDF. Reports are only synced for inspections originally created from MRI.

Work Order Sync
HappyCo and MRI stay in sync bidirectionally for work orders. When a work order is created in MRI, it appears in HappyCo within 15 minutes. Work orders created in HappyCo sync to MRI near-instantaneously. Category, priority, and status mappings are configured during setup. Initial setup imports work orders from the last 90 days.
