Overview
Work order types are labels applied to work orders in Happy Property. They make it easier for your team to triage, understand, report on, and action any inbound work orders.
Work order types are applied automatically to all work orders—both those generated via a Property Management System (PMS) connection and those created directly within HappyCo. While the default type is dictated by the source of the work order (or the inspection template it was spawned from), all work order types are fully editable by the Property team.
When work order types are enabled, a sortable and filterable Type column is added to your Tasks dashboard, and the assigned types are reflected in both individual work orders and associated reporting.

Once enabled, the following work order types are available:

Starter Template Defaults
When work order types are enabled, you can define a default work order type for each inspection template. Any work order generated from that template will automatically inherit its assigned type.
When creating a new template, the starter template you select automatically inherits a specific default work order type:
- Maintenance checklist: Preventative maintenance
- Move in inspection: Turn
- Move out inspection: Turn
- Pre-move out inspection: Turn
- Preventative Maintenance - Unit inspection: Preventative maintenance
- Site Visit Inspection: Preventative maintenance
- Snow Removal Log: Seasonal maintenance
- Sparkle/Final inspection: Turn
- Weekly Light Inspection: Preventative maintenance

Managing Work Orders on the Tasks Dashboard
Filtering by Work Order Type
- Navigate to the Tasks board and click the Add filters button.
- Select the Work order type(s) you want to filter on.
- Select Apply filters to update the board based on your selection.
Sorting the Tasks Table by Work Order Type
By default, the Tasks table is sorted alphabetically by work order creation date (newest to oldest). To sort by type:
- Navigate to the Tasks table.
- Click on the column title Type to sort the work orders alphabetically from A to Z.
- Click on the Type column again to re-sort from Z to A.
Editing Work Order Types
Editing an Individual Work Order Type
You can modify the type of any work order to ensure it accurately reflects the work being done:
- Open the work order.
- In the work order drawer, select the overflow (three-dot icon) in the top right.
- Select Edit type.
- Modify the work order type using the dropdown options.
- Select Save.
Setting a Default Work Order Type for a New Template
- Navigate to Settings.
- Under Setup, select Templates.
- Select New template.
- Select a starter template (the template automatically inherits a default work order type based on your selection).
- To change this default, locate Template type in the inspection creation drawer and select Edit.
Editing the Default Work Order Type for an Existing Template
- Navigate to an existing inspection template.
- Locate Template type and select Edit.
- Select the desired default work order type from the dropdown menu.
Note: Moving forward, all new work orders created using this template will inherit the newly defined work order type.
FAQs
Can I change the work order type after a work order is generated?
Yes. After creation, all individual work order types remain fully editable in the work order drawer, even if they were automatically assigned by an inspection template or a PMS connection.
