How much does Yardi Integration cost?
Yardi Integration requires a Pro Plan. Yardi Work Orders Integration is included with a Premium Integrations subscription. A one-time setup fee is charged prior to implementation.
Changes to your MIMO forms after implementation may require an additional professional service fee.
What version of Yardi is required for Integration?
The recommended minimum software requirements with Yardi Voyager 7S are Interfaces Plugin v5.3 and Service Request Plugin v3. The recommended minimum software requirements with Voyager 6008 are Interfaces Plugin v21 or above with Service Request Plugin v2.
In addition, your Yardi instance will need to be configured to accept PDF files. If you have questions on that, our implementations team can help.
How long does it take to set up Yardi Integration?
Most implementations can be completed within 2 to 3 business days after your initial consultation.
Once Yardi Integration is implemented, MIMO integration can be completed within 2 to 5 business days after your initial consultation.
How does this integration work?
The integration pulls your properties and units into HappyCo. This integration is required for more MIMO and Work Orders integration.
How are properties and units in Yardi synced to HappyCo?
Properties and units are exported from Yardi to HappyCo based on properties specified under the HappyCo Property List. When you add properties after implementation, just add them to your Property List in Yardi and they will populate into HappyCo within one business day.
How do Move-in Move-outs work?
MIMO provides an advanced bi-directional sync between the HappyCo and Yardi platforms. When you initiate the move-out process for a resident in Yardi, a move-out inspection is automatically scheduled in HappyCo. Once the move-out report is completed in HappyCo, it is automatically attached to the Resident record in Yardi.
Where do I find the completed HappyCo move-out report in Yardi?
Completed inspection reports are automatically attached to the Resident record in Yardi. You can find this under Data Attachment.
Can I share the move-out report from the Resident record?
Yes, each report has a unique URL that can be easily shared. The recipient will be directed to a web version of the report with the ability to download a PDF directly from that page.
Does HappyCo maintain a copy of the move-out report?
Yes, you will always be able to access a copy of the inspection report from Manage in HappyCo. Inspections and reports are automatically appended to each unit and backed up to the cloud.
I completed an inspection, but the move-out report isn’t attached to the Resident record. What happened?
In HappyCo, you need to create a move-out report after completing an inspection. If you don’t complete this step, we’re unable to sync the report back to Yardi. Learn how to create a report in HappyCo.
Can I send resident charges to a ledger?
Not at the moment, but this is on the future roadmap. Stay tuned!

Work Orders integration provides an advanced bi-directional sync between the HappyCo and Yardi platforms. With this integration, your staff can generate a work order in Yardi with a single click on a HappyCo inspection form. Once the inspection is completed in HappyCo, the work order is automatically assigned to the relevant unit or property in Yardi Work Orders.
What inspection processes are supported as part of the Work Orders Integration?
Any unit or property inspection you perform using HappyCo can initiate a work order in Yardi.
How do I create a work order from a HappyCo inspection form?
An implementations specialist can help you modify your current inspection forms to add the Work Orders rating to any item in an inspection. The rating is enabled by:

Where will I find the work order in Yardi?
Work orders are automatically assigned to the relevant unit in Yardi Work Orders. Work order details are listed in the Problem Description and Full Description fields along with a link to a web-based version of the inspection, including inspection photos.
Where do I find work orders for common areas that don’t have unit IDs, such as a clubhouse or swimming pool?
HappyCo maps both the property and unit IDs from Yardi, so if no unit ID is associated with the work order, the work order is created at the property level in Yardi.
What happens if a work order created in the Inspections app is edited in Yardi?
Edits to work orders in Yardi will not be synced to HappyCo, so editing a work order in Yardi is not recommended. We recommend making any changes to the work order by editing the inspection in HappyCo, which will update the corresponding work order in Yardi.
Do I have to create a report in HappyCo to generate a work order?
No, a work order will be automatically generated when the inspection is marked complete, so creating a report is not required.
If multiple items in an inspection are marked as work orders, are they aggregated into a single work order in Yardi?
Yes, by default all work orders items in a single inspection are grouped together as a single work order in Yardi. Our implementations team can change this default, but it’s not recommended as it often creates more work for the staff responsible for scheduling work orders.
Can the work order be marked as “complete” on the HappyCo inspection?
