The Due Diligence Inspections (Happy DD) mobile app includes a built-in No Entry workflow that makes it easy for inspectors to mark units they can't access — without using workarounds or manual follow-up steps. When your walk team uses the No Entry workflow, your reporting stays accurate and the Due Diligence Progress Dashboard updates automatically.

How the No Entry Workflow Works

When an inspector starts a unit inspection in the Due Diligence Inspections mobile app:

  1. The app prompts them to confirm whether the unit is accessible.
  2. If the unit is not accessible, they select No, Give Reason.
  3. The app displays a list of standard reasons:
    • No Key
    • Refused Access
    • Large Pet
    • Other access-related reasons
  4. The inspector selects the reason that fits and moves on to the next unit.

Once a reason is selected:

  • The unit's status updates automatically on the Due Diligence Progress Dashboard and on the tables on the Property Dashboard.
  • No manual updates are required in Manage.
  • The inspection is handled correctly for reporting.

Marking a Unit as No Entry Mid-Inspection

If an inspector has already opened an inspection (putting it in Draft status) and then realizes the unit can't be fully inspected, they can still mark it as No Entry:

  1. Tap the back arrow ⬅️ to exit the inspection.
  2. When the app prompts to confirm whether the unit is accessible, follow the standard No Entry flow above — select No, Give Reason and choose a reason.

The inspection saves with the No Entry reason attached — no need to complete or discard any partial data first.


What Happens After a Unit Is Marked as No Entry

When a unit is marked as No Entry:

  • The inspection is saved as:
    • Draft — if any edits were made before No Entry was selected
    • Scheduled — if no edits were made
  • The unit will not be included in reports — only Complete inspections are reported on.
  • If you're using pre-filled values, no need to clear or modify any data. The pre-fills stay applied but won't show in reports, since only Complete inspections are reported on.
  • If you're using required fields, no need to enter data to meet the requirements. The No Entry workflow bypasses the requirement check.

Generating a List of No Entry Units

Sometimes you may need a list of units that were inaccessible — for example, to show property management which unit keys weren't available, or to plan a follow-up walk. To generate this list:

  1. In Manage, open the Due Diligence Progress Dashboard for your property.
  2. Click View Status List.
  3. Click Download.

An Excel file will download containing each unit inspection and its status, including the No Entry status, the reason, and any notes.

Use the Due Diligence Progress Dashboard as the source of truth. The Progress Dashboard updates live as inspections sync from the mobile app, while other tables on the Property Dashboard may lag behind. For accurate No Entry counts and reasons, always pull from the Progress Dashboard.


Removing Redundant "Reason for No Entry" Fields from Your Template

Because the No Entry workflow is built into the app itself, a separate "Reason for No Entry" question is no longer required in your inspection template. If that field still exists in your template from an older setup, our team can help remove it — cleaner templates mean less to click through in the field and less noise in reporting.

To have the field removed, submit a Service Request through your Due Diligence order.


Best Practices

  • Train inspectors to use No, Give Reason instead of starting and partially completing an inspection for a unit they can't access.
  • Don't create workaround questions or manual notes for inaccessible units — the built-in workflow handles reporting automatically.
  • Let the app handle status and reporting. No need to manually update statuses in Manage.
  • Review No Entry units in the Due Diligence Progress Dashboard as needed to plan follow-ups (rekeying, resident coordination, etc.).
