The Due Diligence Inspections (Happy DD) mobile app allows Administrators to duplicate or remove sections directly within a unit inspection. This is helpful when a unit's actual layout doesn't match the original template — for example, an unexpected extra bedroom or bathroom that the inspector needs to capture in the field.

Who Can Add, Duplicate, or Remove Sections

Section changes require Administrator access:

  • You must be logged into the DD mobile app as an Administrator.
  • If the inspection has already been marked Complete, you'll need to Unlock it first before making changes.

If you're not an Administrator on your account, reach out to your Account Admin to make the change on your behalf (or to grant you Administrator access if you'll need this ability regularly).

How to Duplicate (Add) a Section

If a unit has more rooms than the template accounts for — for example, an extra bedroom or bathroom — you can duplicate an existing section directly in the inspection:

  1. Open the inspection in the Due Diligence Inspections (Happy DD) mobile app.
  2. Scroll to the bottom of the section you want to copy (for example, Bedroom or Bathroom).
  3. Tap Duplicate Section.

This creates a new section with the same inspection items as the original, ready to be inspected.

When to Use the Duplicate Section Feature

Duplicating sections is most commonly used when:

  • The bed/bath count in the system is incorrect for a specific unit.
  • A unit's actual layout differs from what's on the rent roll or template setup.
  • The inspector needs to continue the inspection without delay, even though the template doesn't quite match the reality.

In these cases:

  • The Administrator can duplicate the section to proceed with the inspection right away.
  • Another team member should contact HappyCo to provide the correct bed/bath count so we can update the system on the backend if the floorplan itself is incorrect.

This keeps your reporting accurate while letting the walk team stay productive in the field.

How to Remove a Section

To delete a section from a unit inspection:

  1. Open the Due Diligence Inspections (Happy DD) mobile app.
  2. Search for and open the inspection that needs to be edited.
  3. Tap Unlock if the inspection is marked Complete.
  4. Tap Sections in the lower left.
  5. Tap Edit.
  6. Tap the circle next to the section you want to remove.
  7. Tap Remove.

Once removed, the section will no longer appear in that inspection.

⚠️ Removing a section cannot be undone. Any data associated with a deleted section — ratings, photos, comments — cannot be recovered. Double-check that you're removing the right section before tapping Remove.

Important Notes & Best Practices

  • Section changes apply at the inspection level, not the template. Adding or removing a section in one unit's inspection doesn't affect any other inspections or the master template.
  • Duplicating a section copies all inspection items exactly — the new section starts fresh (no ratings or photos), but its item list matches the original.
  • If unit layouts differ across many units (not just a one-off case), contact HappyCo so we can update the template or unit setup correctly. Making the same manual adjustment across dozens of inspections is time-consuming and prone to inconsistency.
  • Make template changes before the walk begins whenever possible. If a section needs to be removed from all unit walk inspections, editing the master template before the walk kicks off is far more efficient than editing each inspection individually. Template changes only apply to inspections still in Scheduled status, so timing matters.

Get the App

The Due Diligence Inspections (Happy DD) mobile app is the standalone app required for Due Diligence walks — it's a separate app from any other HappyCo product.
