Leases that were created outside of Happy Property can be added to Rent Roll. Once added, leaseholders can be added to the Resident Portal.

Note: Customers with an active PMS integration cannot add leases manually.

Step

    1. Navigate to Rent Roll
      From the menu, navigate to Rent Roll.

    2. Click Add Lease
      Click the Add Lease button.

    3. Add Leaseholders and Occupants
      Enter details for your first leaseholder. First name, last name, and phone number are required. To add another leaseholder, click the Add Leaseholder button.

      To add an occupant, click the Add Occupant button and enter their information. Full name, phone number, and relationship to residents are required. To add another leaseholder, click the Add Occupant button.

 

  1. (Optional) Add Pets
    To add a pet, click the Add Pet button and enter its information. To add another pet, click the Add Pet button.

  2. (Optional) Add Vehicles
    To add a pet, click the Add Vehicle button and enter its information. To add another pet, click the Add Vehicle button.

  3. Add Emergency Contacts
    Add information for at least one emergency contact. To add another emergency contact, click the Add Emergency Contact button.

  4. Enter Lease Details
    Select the property, lease start date and lease end date, and indicate if the lease is month-to-month.

  5. Enter Lease Pricing
    Add monthly rent and rental deposit amount. You may also add a key deposit and the lease payment day.

  6. (Optional) Add Ancillary Items
    To add an ancillary item, click the Add Additional button and enter its information. To add another item, click the Add Additional button.

  7. (Optional) Upload Lease Document
    Click the Click or Drag Your Lease File Here text to add a document from your computer's file browser. You can also drag a document into the box surrounding that text.

  8. Save Your Lease
    Click the Save button. The lease will now appear in the Rent Roll and the residents can be added to the Resident Portal.
