Corporate and property contacts are fixed functions available within Happy Asset primarily for use with Approvals and other work assignments.

While work can be assigned to any user who has access to a property or project, we recommend using Contacts when possible as this allows for easier delegation or transfer of work when a key employee is away on leave or departs.

Additionally, for things like Approval rules, assigning approvals to contacts allows greater flexibility when you need per-property/region rules for different thresholds.

Each Happy Asset account can have users assigned as contacts to the following corporate functions:

  • Chief Executive Officer
  • Chief Financial Officer
  • Chief Investment Officer
  • Chief Operating Officer
  • Head of Asset Management
  • Head of Finance
  • Head of Investments
  • Head of Operations
  • Head of Property Management

Each property can have users assigned as contacts to the following property functions:

  • Accounting Manager
  • Asset Manager
  • Assistant Property Manager
  • Capital Project Manager
  • Construction Manager
  • Facilities Manager
  • Maintenance Supervisor
  • Property Manager
  • Regional Property Manager
  • Senior Asset Manager
  • Unit Renovation Manager


Where can I assign corporate contacts?

  • Log into Happy Asset at
  • Go to Account Settings by clicking the last link in the left sidebar
  • Go to Corporate Contacts in the left sidebar in the Account Settings area

Where can I assign property contacts?

  • Log into Happy Asset at
  • Select the property you would like to change the contact for
  • Go to Property Settings by clicking the last link in the left sidebar
  • Go to Property Contacts in the left sidebar in the Property Settings area

Who can change these contacts?

Currently, Corporate and Property contact can only be changed by users with the Admin role assigned to them.


The Asset Manager for one of my properties changed; what do I need to do to transfer any existing work from the old person to the new one?

Changing a contact in property contacts will automatically transfer any work assigned to a contact to the new person assigned to the same function.


How long does it take for the work to be transferred?

The transfer process is nearly instantaneous. Generally, this takes 30-120 seconds, depending on the approvals or other work items that need to be transferred. Once transferred, the new user will see the work on their "My Tasks" page.


What work will get transferred?

Any open or overdue approvals, milestones, scope of work, or other tasks assigned to the corporate contact (ex: "Asset Manager" or "Head of Property Management") get transferred. Work assigned directly to a user will need to be moved manually.
